BUYING AN INVESTMENT PROPERTY
Let your head not your heart have the deciding say when buying an investment property. It is tempting to allow your emotions to get the upper hand if you are purchasing your own home, but if you don’t intend to live in the property, look at it with ‘investment eyes’ only. It is important to have a clear plan and investment strategy in place. Having a sense of what you want to achieve, and all the challenges involved, will go a long way to making your investment a success and building your wealth.
WHAT THE PURCHASERS SAY…John Varley
“Worked beyond the call of duty” “I wanted to express my admiration for the professional way Joe Puglisi of your Padstow office handled the entire sale. On the day of the auction, Joe was organised with all the materials he needed and with positive and reassuring comments. It was pleasing to see all the Sanders Noonan staff who were on hand for the auction. Scott Gibbons did an excellent job as an expert and patient auctioneer. We were more than pleased with the price achieved. So, thank you to all the staff, I was most impressed. And a special thanks to Joe, who always had our best interests at heart and who worked beyond the call of duty and who was always courteous and professional. I am very glad we chose Sanders Noonan for this sale.”

After purchasing your investment unit, the next step is to make sure that you are adequately insured.
Many landlords are under the impression that by owning an investment property in a unit block or other strata title complex, they do not need additional insurance, other than thebuilding insurance taken out by the Owner’s Corporation (Strata). This is not the case. There is no obligation to insure the contents in your property, although it is highly recommended.

Being a mother of a child with special needs, I can say from personal experience how much I have appreciated the work and effort that the Children’s Medical Research Institute has provided, and I know we would have found it very hard to cope without their efforts and research. I believe it is only through their dedication and persistence, that people like my son, will have the chance to live a greatly improved or normal life.

Often, I receive calls from potential buyers asking if I have any good units on the market. Frequently, when I recommend a great one bedroom unit, the buyers indicate they are not interested as it is a two or more bedroom unit they would consider and nothing else.
